“I have used Aqqord a number of times in the past few months for and on behalf of landlords. It is very straightforward to use, clear and helps to get deals done and over the line. I once had a bug with the system but when I got in contact the problem was dealt with by the Aqqord team instantly whilst I was on the phone. Brilliant service and will be continuing to use for the future.”
“Used Aqqord to put together heads of terms on a lease and it’s the first time I’ve done a deal start to finish without a solicitor. Both sides reviewed and accepted terms through the platform, and it carried straight through to the completed lease. No back-and-forth over drafts, no solicitor fees, no weeks of waiting on redlines. For anything not overly complex, this is a genuinely faster way to get a lease signed. Would use again.”
“Very easy to use software for preparing commercial leases, much quicker (and much cheaper) than going the formal route using solicitors for each party. Excellent support too. Will definitely use again.”
“I have used Aqqord a few times now and find it a very straightforward process for drawing up a commercial lease without having to involve solicitors.”
“Very smooth, highly recommended.”
“Good efficient hassle free service.”
“The platform was very easy to use and is very reasonable for a commercial lease. I have used Aqqord for 4 leases and I would certainly use them again.”
Why Aqqord
Most online lease tools are unregulated templates. They hand you a document and leave you to deal with completion, SDLT and Land Registry yourself. High-street solicitors will do the lot, but each side instructs a separate firm, billed by the hour, with the deal moving at the pace of the slower lawyer.
Aqqord does both. Built and overseen by solicitors, regulated by the SRA. Drafts in minutes, completes online, and keeps both sides on the same platform, from Heads of Terms right through to Land Registry.
We don't just hand you a draft and leave you to it. We take both parties from Heads of Terms all the way to a completed, registered lease.
Pick the contract type and enter the property, the parties, and the Heads of Terms. You'll have a full draft lease in minutes, generated from a clause library our SRA-regulated solicitors wrote and continue to oversee.
No charge to startInvite the other party. Both sides review the draft, propose changes, and settle the final terms in real time. Contracting out of the Landlord and Tenant Act 1954? We handle the notices and declarations.
Still no chargeBoth parties sign electronically. If you would like us to, we will, on your behalf, calculate the SDLT, submit the return to HMRC and register the lease at the Land Registry where the term needs it. You pay the tax and the Land Registry fee directly. You pay us once the lease is agreed, and only then.

Aqqord's fee is £375 + VAT per party (£750 + VAT in total), and you only pay once the lease is agreed. Nothing upfront, nothing during drafting or negotiation, nothing if you don't proceed.
How you split it between landlord and tenant is up to you: 50/50, one side covering the lot, or whatever proportion fits the deal.

We take it to completion. The £375 + VAT per party fee is all you pay Aqqord, from Heads of Terms through to a fully executed and registered lease: drafting, real-time online negotiation between the parties, electronic signature, and 1954 Act notices and declarations where the lease is contracted out. If you would like us to, we will also, on your behalf, calculate the SDLT, submit the return to HMRC and register the lease at the Land Registry where the term needs it.
No extra Aqqord charges. The only other costs are paid to others, not to us: any SDLT due, the Land Registry fee where the lease needs registering, and £5 to a solicitor if the tenant makes a statutory declaration.
No. Aqqord is a solicitor-built drafting and completion platform, not a fill-in-the-blank template. Our SRA-regulated solicitors wrote the clause library and the rules that decide how each lease is put together, including how bespoke variations are worked in. The result is legally binding, accepted by lenders, and has the same effect as a lease drafted by hand.
Aqqord is authorised and regulated by the Solicitors Regulation Authority, the same body that regulates every high-street solicitor's firm. Qualified solicitors oversee the work, we carry professional indemnity insurance, and you get the same regulatory protections you'd have using any solicitor: formal complaints procedures, SRA oversight, all of it.
To be clear about what that does and doesn't mean: Aqqord doesn't advise either party or act as your solicitor. You get the protections of an SRA-regulated firm around the drafting and completion, not advice on whether the deal is right for you. That part stays with your own solicitor, if you want it.
Because Aqqord is SRA-regulated, we carry professional indemnity insurance, the same as any solicitor's firm. That's a real difference from unregulated AI tools and template websites: with those, there's no insurance behind the document and no recourse if something turns out to be wrong.
Then you don't pay. Nothing upfront, nothing part-way through, nothing for drafting or negotiation. The fee only kicks in once your lease is agreed. Start a draft, change your mind for any reason, walk away: it costs you nothing.
Yes, across the board. Break clauses, alienation provisions, contracted-out terms, rent reviews (open market or RPI/CPI), rent deposits, service charges, rent-free or stepped rent periods, lease plans, and more. Tell us what the deal looks like and the drafting follows.
No, England and Wales only. Scottish and Northern Irish commercial property law works very differently from English and Welsh law, so we don't cover those jurisdictions.
